The old town of Bergerac is only 15 minutes away and has everything you could want for a serious bout of shopping. There are also restaurants and bars for every taste. The property is set back from the road behind gates which allows good parking facilities.
This charming cottage, which is tiled throughout, has a sitting room with a small sofa, two arm chairs and dvd player with french television, great for improving your french and checking the weather. There is a kitchen/dining area with a full size oven and hob, microwave and washing machine. The bedroom is furnished with a double bed, wardrobe and bedside cabinet with an ensuite shower room. The property is centrally, heated making it absolutely ideal for a winter let, maybe while you search the fabulous Dordogne for that perfect place to buy.
There is a private garden area and patio furniture with a parasol.
The large gardens are edged by the river Dordogne, where there are pathways along the rivers edge for you to stroll along and enjoy the rivers activities and maybe sit and have a picnic or fish (with a permit).

Locality
Located on the outskirts of the village it is set in 3.75 acres of grassland, with the river Dordogne flowing along the bottom of the garden.
The village of itself has only a primary school, church & Marie, but only 1km away across the river Dordogne is Mouleydier, here you will find all the shops you need for your daily provisions, a doctor, bank & post office. Being in an agricultural area there are many vineyards around producing wines such as Bergerac, Cotes de Bergerac, Monbazillac & Pecharment.
There are many activities including golf, canoeing, walking, horse riding, hot air ballooning, tennis & fishing (which is possible at the bottom of the garden, a licence can be obtained at the local shop).
You can do as much or as little as you want, there is something for everyone. The Dordogne is a beautiful part of France with a very nice climate. It offers thousands of places to visit including Chateaus, Bastide Towns, Gardens, Caves filled with prehistoric paintings, & many restaurants specialising in traditional cuisine.
Bergerac was once a flourishing port. It still today has a picturesque harbour where you can take a boat trip along the river Dordogne, or a miniature train ride around the Bastide town, viewing the many half timbered houses with terracotta decoration. Being famous for its wines & tobacco there are the museums Musee du Tabac & the Musee du Vin, de la Batellerie et de la Tonnellerie on the industries recording their history throughout the centuries.
Sarlat-la-Caneda is really worth a visit. In the heart of the Perigord Noir, Sarlat grew up around a Benedictine abbey founded in the 9th century. It has a distinct medieval feel about it, with numerous magnificent buildings around every corner you turn. The towns Saturday market is also a main feature with its truffles, foie gras & mushrooms (depending on the season).
Chateau de Monbazillac is a relatively small chateau, which was built in 1550 & is surrounded by a dry moat. Its elegant silhouette is eye-catching.
